This relates to a mortgage valuation of 2004
UK large valuation firm valued my home for mortgage purposes
wanted to sell in 2011 so estate agents came to look at property and told me the house market value was around £200,000 less than the mortgage
Instructed a retrospective valuation a month later which confirmed the property had been severely over valued by £300,000
Took this up with the FCA, the valuer company and the mortgage company to no success.
Instructed a lawyer who carried out some work on a no win no fee but decided chance of success with same as failure so they wouldn't take the risk. This was in 2012.
Basically, what I would like to know is, I know it is over the 3 year limit to bring a claim, but as they have all been previously notified of the situation (valuer & bank) can I pick this up again with a new lawyer or has the time limitation passed?? Depending on which website I look at some say limit is 3 years, others say 6.
I am trying to sell the property so the actual negative figure has not yet been quantified. It is my intention to take action once I have an exact idea of the loss.
