    I need some advice..

    Lewisham Council told me new kitchen and bathroom refit in my home would take 13 days..

    A mind numbing 69 days later they are still nowhere near to being finished! This is despite having easily in total 30 various so called 'professional skilled tradesmen' invade my quiet peaceful abode and practically destroy my life..


    Some of their workers have been incredibly rude, and disrespectful, I have even been threatened and assaulted by one resulting in me having to call the police and file an official complaint and be issued a crime number.


    Their workers have damaged and even outright destroyed my personal property and not at any time have I ever received any kind of written or formal apology from the contractors doing the work or the council.


    I specifically asked Lewisham Homes to tell this company to only send a couple of workers that I kind of TRUST to continue the work in my home as after all the stress and then the assault I don't want all these strangers in my home. The council said they would respect this. Yesterday I counted at least 10 individuals coming and going in and out of my tiny flat.


    You have to remember that this is just a small one bedroom flat, with my living room, bedroom, bathroom and corridor cluttered and packed to the hilt and all my possessions scattered everywhere across every bit of floor space there is no where for me to escape this stress and noise and traffic. I find myself just pacing up and down the outside landing like a mad cat for the entire day not eating and not being able to relax at all.


    Because of this constant mess and disturbance from 8am to 5pm five days a week for the last 9 weeks I have hardly able to even prepare and cook proper food and all the fresh produce and fruit and veg in my fridge etc is going bad and being spoiled. I am 90% vegetarian and so eat 5 times a day. in the last 9 weeks due
    to this constant work I have been eating just once a day. As a result I have lost over 16 pounds in weight during this period due to not being able to have any normal life or peace in my home.


    It's absolutely shocking what's happening and what I am being put through. My entire life has been turned upside down and I am under such levels of stress it's making me ill.. I feel I'm going to lose my mind. My doctor is very worried about how this stress is affecting my mental health.

    All the work is having to be done and redone and redone again.. the quality of the work is just appalling. It's simply unbelievable. They are so bad that they themselves have ruined and destroyed TWO whole brand new kitchen they fitted. Now they want to try again and fit a third.

    They have breached health and safety codes and broken fire code regulations, they have left my home in an unsafe dangerous state causing me to have multiple accidents, they have damaged and destroyed my personal property.. and they have severely affected my mental and physical health.

    Have you involved your local councillor yet?
    Complained to CEO of lewisham... their webpage says he's accountable (https://www.lewisham.gov.uk/mayorand...executive.aspx) !

      I have tried all of the above..

      I have tried to get help and support from Lewisham Council themselves but they are completely detached and indifferent all the way to their highest levels of management. Not a single response. I have had 2 Labour Lewisham Counsellors including Dame Joan Ruddock come to my home who were both visibly shocked as to what is taking place and what have and am being put through but it still seems as though nothing is being done. It was also brought to the attention of Lewisham Mayor Sir Steve Bullock and Lewisham Homes higher level management but again I am not getting any response from anyone.

      I will now try to contact Barry Quirk

        Well you might have a case against your landlord for damages following their negligence in carrying out the replacement work in a careless fashion.

        Your damages woud be an amount for the gross inconvenience caused, and for leaving the property in a dangerous condition for you (a statutory nuisance), especially if you suffer disabilities.
        The landlord (your council) are liable for the actions of their agents (the builders)

        It seems their name is rather apt!

          Yes Des I have arthritis, serious and painful tendon, ligament and joint issues (side effect of an antibiotic I was given a few years ago) that they were all made fully aware of. Yet they still
          decided to use my small corridor as their store room and leave 3 meter long 2 foot high heavy kitchen worktop that took up the entire length and blocking clear access to both my kitchen
          and living room from Friday afternoon to Monday morning.. leaving me to try to clamber over it like a circus pony back and forth the entire weekend. I tripped and fell over this completely
          twice.



          They also stored the 2nd big set of kitchen units in the centre of my kitchen over the same period with a vary large sheet of hard
          board on top over hanging at my face height the same whole weekend. As they completely removed the kitchen ceiling light Ive had no light
          in there for nearly 10 days now and being so poorly lit I nearly took my right eye out on one of it's coners Friday night.. and whacked my head just above my left eye
          on the opposite corner Monday morning..

            Have you tried their Environmental health department: https://www.lewisham.gov.uk/myservic...forcement.aspx
            Tell them gently that you are considering initiating court action as all your complaints have been ignored and you see no other way forward.

              Thank you again Des.. these two contact are really appreciated. I have emailed them both.

              I have just come back from my GP's clinic... he said I was a jittery nervous wreck and extremely agitated. He also weighed me.. I have gone from a healthy 83kgs down to gaunt 74.3kgs A loss of 9.6kgs (21 pounds!!) in the 9 weeks Lewisham Homes have been 'improving the quality of my life..' or rather removing my ability to properly prepare food and eat to once an evening. Previously I ate 5 times a day.

              Lewisham homes want now to send a whole 'new set of contractors' in immediately to spend another 7 days ripping out the entire kitchen including tiles, sockets, plugs, units, flooring, door frame etc and starting from scratch..
              and install what will be the THIRD whole new kitchen in 69 days.. this will take the whole project to an insane 80 days..

              Right now I just don't have the physical, mental or emotional strength to endure another barrage of this madness.. It will cause me a nervous breakdown.

                I knew these builders in my home would be the death of me.. literally.

                After 71 days now and the kitchen is still a total mess, the
                extraordinary stress I have been put under finally hit max.

                Yesterday morning I was admitted to Accident and Emergency and after 10
                hours of extensive tests, blood, ECG, CT Scan, nerve conduction tests etc I
                was diagnosed with a stress induced stroke. The left side of my face has dropped..

                I wonder if I actually have to die before anyone will take this seriously..

                  Here's hoping you make a full and swift recovery, which is what you must concentrate on for now.

                  Regarding your problems with the council I'm tagging others who might have more practical advice

                    Hi Shuko,
                    I'm sorry to hear of your situation. It really is a bit of a catch 22. You can't live with the kitchen half in half out but the stress this is causing you is too great. Would there be anyone you could stay with while the fitters complete their work?
                    If you have not already done so I would suggest chasing up your complaint to the Local Authority and escalating it, if needs be.
                    It is clear how this is having an affect on your health.
                    Can the Council rehome you in the short term until the works are finished or would it be appropriate for you to be discharged to rehabilitation following this hospital admission, which may then give the builders enough time to finish the kitchen?
                    I appreciate how stressful this must be but it is not possible to put everything back as it was at this stage, the works need to be finished, to enable you to get back to your flat.
                    As Des8 suggested it may be worth telling the Landlord that you are considering legal action and then see a landlord and tenant specialist for a free half hour appointment to see if they can assist you with any potential claim you may have or what practical steps they can suggest. You could have a look on the sister site justbeagle.com where you can search for landlord and tenant specialists in your area.
                    I hope that your health improves and that you can find some resolution to this difficult situation.
