    Going back to when you originally lent him the money, what did he actually say about the property purchase? Why did he need the money from you? How much was the property then and how much did he sell it for ? Did he promise to repay you more than the original sum? Some more detail about what the situation was at the time might be helpful.

      Hi Redrose, The reason I was asking the questions above is that there are some possible avenues for making a claim for the money which are not affected by the usual limitation periods but it does depend on what happened initially before or at the time of lending the money. That is why I was asking for more details. I'm thinking of the possibility of unjust enrichment for example, but it's not clear whether the facts of your case would fit such a claim.
