      Did you send it by signed for post? I know there may be some " resistance " to accepting such a letter, so perhaps a hand delivered letter + taking a photo of the front door with you posting the letter timed and dated to avoid any claims on non delivery.

        Hi Nemesis,

        Thanks so much for your kind reply.

        The LBA was received and not responded to at all. I had sent one recorded, and sent a copy of the same letter via standard post with proof of delivery in case the recorded letter was declined.

                Hello Silverfox,

                When did send the last letter?

                My feeling would be to send a Final notification stating that court action will be started within the next 7 days and follow it through ample time to respond has been give.

                  Hi Silverfox,

                  What is it you are looking for, an example of what to say on the draft order?

                  I don't think I previously mentioned this but it could be that if you are wanting to transfer the property to yourself, this may require an application to the high court in front of a Master. County Courts appear to have jurisdiction up to the value of £30,000.

                    Thanks guys. I'm looking to complete the Part 8 application, and have something drafted for the order which would ask the court to order the land registrar to comply with the ruling of the court to transfer the property back to me as per the declaration of trust terms. Something along those lines would be ideal.
