  • Property Inspections

    My sister lives in a housing association property and has yearly property inspections.

    Please bear in mind that they have turned up banging on her door because she had underpaid them by £2.50 (which she had realised and paid that day) and the payment was 2 days late.

    They have threatened her with breach of tenancy for having long grass in her back garden, despite the fact she was told not to go in to the back garden after her back fence was proved to be rotten and in danger of falling on to her, when it did they threatened her again for the next door neighbours dog using her garden as a toilet!

    Now she is panicking as she had a flood in June (caused by a leak in her roof) which has bubbled the plaster etc and she is convinced she is going to get evicted. she is scared because they have told her to empty out her kitchen cabinets to accomodate a new boiler, then keep postponing the appointment. She's had an appointment set for 8am when they know that she works 7am-11am and refused to allow her 16 year old daughter to supervise and the workman walked out. They have yet to reschedule,

    can this be taken against her as the flood was caused by bad maintainance and took the HA over three weeks to fix!

    Personally ... I'd be getting on to the HA daily (and getting my MP involved) to get them to sort the problems asap!
    Debt is like any other trap, easy enough to get into, but hard enough to get out of.

    It doesn't matter where your journey begins, so long as you begin it...

      me too, but she keeps saying "I work part time, I cannot afford to get evicted.

      I know that they would have to go down a loooooooooooong process to evict my sister, she is up to date with her rent (I know it is the first bill paid) and any faults in the property are down to lack of maintainance, but she is now saying "I haven't decorated since I moved in.

      she has white walls, she LIKES white walls!!

        she's got nothing to worry about IMO ... THEY are in the wrong!!

          Hi

          They can fit the boiler without anyone there and i doubt they would take any action re the roof, as long as its reported. HAs usualy have repair turn around targets that there marked against. So i doubt they will be pushy. I undersatadn though, i have had tenants were you have to be vary carfull when talking to them becuase they always thing there doing something wrong or at risk of eviction.

            The garden fence was inspected 4 times by 4 different housing officers who all said it needed fixing and was a 2 man job... so they sent one! That one took 9 months (no, I am not even joking... fell down in January- replaced in September).

            The boiler appointment was for 2.30pm on 15/10/17, they showed up at 8am and refused to walk in because she wasn't there and my 16 year old niece was, when she said they shouldn't be there till 2pm she was shouted at and the workmen walked away. My sister called up, livid, to be told they had changed the time, but she should have known to be in all day!

            The leak was in June (I think) she woke up to dripping water, called the HA the second she saw the water cascading down her walls. The HA sent out an electrician and plumber, to be told that the reason said soaking wet tenant had asked for a ROOFER was due to them being able to see the sky in the bathroom!

            It took 13 hours to send out a roofer who said he couldn't do anything until the rain stopped (understandable) so she has had to pay for her carpets to be cleaned etc, she is panicking that they will evict her due to this flood, which wasn't her fault and was reported to them the second she knew it was there. The roofer said the roof had been badly maintained.

            She is also panicking because she hasn't painted the walls since she moved in, she loves the way her house looks and it is clean and tidy (well, as tidy as you can have it with 2 teenage girls). They have basically told her that if she has a stain on the carpet (that she paid for) or the house isn't spotless (as in if they kids have left plates on the side instead of washing them up) she can be evicted.

            I say BS, she's petrified.

              SC if you could be there when they turn up for this inspection they would soon be running I cant see SIS has a problem will not get evicted just pathetic threats from a moron at the HA

                i wish I could I would tell them to go forth and multiply!

                I live in Yorkshire she lives in Tyneside and they give her a 48 hour notice if she is lucky! I did ask one housing officer, over the phone, if she had kids and did they make a mess?? He left the property but told her that she might still be seen to be breaching her tenancy as she had flaking paint on her ceiling, which she responded "I am 5'2, how do I reach?? It was like that when I moved in!"

                That's when I told her to put him on the phone and I said ok, she has not painted her ceiling, when are you going to remove the paint that's keeping all her windows shut
