    Apart from the site bosses and admins , i think we all started on her looking for and getting help at some point to deal with issuse.

    Its a good mix of opionions and experience for general issuse, and proper legal technical backup for other issuse. Life can be hard and sometime you take a fall, this site is good for helping through the fall, and sometimes turning it around.

      Wellit's made my bad situation more manageable and clarified so much... still a way to go but nearly there

            Right more questions.... The order which was granted yesterday has now appeared on my PCOL account... Above this it has another item :
            Enforceable Order Raised

            Can someone tell me what this means please

              I think its just the required action to allow you to apply for the warrent of exicution ( use baillifs for removal and seaze goods ) at the right time.

              anyone else know this ??

                My other question is re: The bailiffs... I have phoned them and they have a 4 week waiting list ... when can I apply for this to happen as I know they can't leave until then,,, Can I apply now or do I have to physically wait for the 28 days to elapse even though they wont be gone on that date ??

                  perhaps some negoteating with the tenants at this stage.

                  If its the firsttime they have been evicted,

                  shock and denial the first week or so, usually starts to sink in after that. Play time for a week or so, see what they do when the recive the notice, maybe get a valuation done from yourr estate agent ( so it sinks in to them ) expect a bit opf flack,

                  I would wait a week see how they act at the moment.

                    They are playing ball with the estate agent as they arrange everything between themselves... it's all very odd CC... on one hand they put every obstacle in the way then don't ...roller coaster ride

                      Update : EO now wants me to fit 2 double sockets in the bedroom and 3 double sockets in the living room and I must get the radiator valves fitted and replace seals on 2 velux windows .. replace skirting that tenant took off and replace doors that tenant removed and redecorate the bedroom as where the leak in the bathroom damaged the wall and bubbled the paint makes it a health hazard as it's hard to keep clean being rough surfaced... I kid you not

                        Have you got a valid electrical safety certificate? I think you have. Ask the EO why they want extra sockets fitted and what is the basis of the request. Ask her if there are any grants available to enable you to comply with her requests. The correspondence may give you additional time until the tenants move out/thrown out.

                        I still think she is pushing her luck with the radiator valves. The stated purpose of the valves in the regs is to improve the efficiency of the system, not the mad thing about ensuring there is minimum heat that she stated.

                        Looks like promoted to highest level of incompetence.

                          Thanks , yes I do have a safety certificate and there were a couple of jobs which needed doing... one being the cooker had been moved by the tenant and put it under the ring main, a bathroom light which was' nt correct and a couple of other minor advisories ...all corrected now as most of the problems came about from the bathroom and kitchen disasters ... all caused by the tenant. I was advised a re-test in 2 years but I will have one done next week as it helps selling the property as it will probably be bought by an investor.

                          It seems she has got her teeth into me good and proper... the funny thing is all the jobs she has bought up again have a time limit of 6 months , given that the tenant only has 28 days to leave it sounds like she's baiting me. I know I will have to wait for bailiffs but it will still bring me within the stated time limits.

                          by the time they leave I am probably looking at nearly 6k of rent arrears

                            Hi, if nothing is urgent ( within the next 28 days ) i woulnt not worry to much.

                            expect a bit of up and down from all other sides, you have the order you need, dont spend were you dont need to at the mo, just incase the teants start acting out as the eviction draws closer. whatever happens or is said for the next few days will probebly be just a reaction to the Order, you will get more sence and a better position to negoteate with them by then

                            There may be some other options to consider to make things easyer for you, once the situation has really sunk in with them

                              CC if only I could see in the future !!! I can't afford to spend anymore money .. with loss of rent, bathroom, kitchen and costs I am in hock to 12 k so far... apart from the financial stress it's really taken it's toll everywhere else. My husband is very sick so this is just a stresser I really don't need

                              All the time tenant is living rent free with the council on their side ...beggars belief

                                I only ment spending on baillifs to remove them if they wont negoteate.

                                my recomendation at the mo, sit back whilst the situation sinks in to the tenants. I suspoect from what you said early on that they pushing for a council property.

                                Am not sure how that goes after an eviction in relation to council propertys, around her, it blocks them getting one generally for 6 or 12 months.

                                these usualy end up 50/50 50% of the time, you will negoteate with the tenant when its sunk in, and be flexible with the eviction date so they can move and not be out on the street or in B&B Unfortunaly, 50% will also argue that the eviction was unfair, right up to the point of baillifs at the door

                                I would wait see how the tenants react next week
